As the poster above said, I would not break what's already working. Many new Tampa professionals and traveling nurses are looking for furnished places. I would list it on Zillow with the furnished option. I would also recommended listing it on https://www.furnishedfinder.com

Get a detailed analysis on Rentometer.com

See if a few property managers in the area will give you their opinion on the desired properties…they are the boots on the ground and can touch on showings, applications, occupancy, etc.

    Hi Shu. Tampa is transitioning into a metropolitan city. I'm a born and raised Tampa Bay area native (Treasure Island out at the beaches specifically but I live and invest in South Tampa) and the amount of construction and developers moving into this area is unlike anything we have ever witnessed before. We have surpassed Miami as the #1 destination in Florida. The bulk of my investor clients are all out of state and desire short term rentals and long term rentals. Back in February, 43% of an individuals income in Tampa went towards rent, therefore we have become more rental burdened than LA. I live a mile from downtown and can educate you on the numerous developments occurring in our area. We have numerous luxury residences being built: The Pendry and Ritz Carlton just to name a few and they all presell instantly. The Pendry which is by the Montage Collection actually chose our city over Miami due to the forecasted projections for our area. This elite condo/hotel concept is in affluent areas such as Park City, New York, West Hollywood to name a few. We are not a huge cashflow market since our prices are more expensive but we are an appreciation market which will allow you to pull out more cash in the future and buy more properties.  My primary home has doubled in value in the last 4 years alone. Flood insurance is going up if you are in a flood zone ( A and AE) but there are numerous non flood zone opportunities.     As others have posted, the STR regulations are very restrictive in St. Pete. Research into forums and you will see code enforcement has recently been very aggressive in cracking down and issuing large fines.

    However you wish to proceed, make sure you underwrite your deal with multiple holding and exit strategies. I would recommend underwriting it as MTR (midterm rental) and as a LTR …making sure it has cash flows and it makes sense if case code enforcement shuts down your AirBNB.

    The cities that you citied are all 20 - 30 mins northwest of Tampa. Most STR travel is based on low cost, convenient location, and household amenities. Out there, depending on the size of STR property, you are competing with a plethora of hotels and a far out location not close to anything… 60 mins + to the beaches, etc.

    I would focus your search on Tampa proper (city of limits Tampa); 25-30 minute drive westbound to clearwater beach. In Tampa, you have STR travel based on education tourism (USF & UT), medical tourism (some of the best hospitals including Baycare and TGF) and sports tourism (Bucs stadium & Lightning arena). I have a few personal AirBNB's in Tampa and have helped quite a few investors in 2022 find the perfect one for them. Feel free to reach out if you have any questions.

    I have a great property manager recommendation that manages my 4 units. They are super responsive to me as an owner usually texting me back in under an hour. They have a very tech savvy portal where all the pictures of each unit during tenant move ins and move outs are uploaded. Their portal also has a very clear monthly financial statement making it a breeze during tax time with my accountant. Further, for any maintenance items over $250 they typically get 3 bids for me, so it mitigates maintenance costs. DM and I can provide you their contact info.

    No zip codes here but here these are the neighborhoods you want to look at

    Ybor, Seminole Heights, Midtown and Uptown Tampa

    All have had extremely high appreciation over the last 2 years and should continue due to new development in those areas

    Although I graduated from USF, I would highly recommend doing a house hack near UT over USF. UT is a private school and costs 40k+ a year. Much higher tuition levels and parents often co-sign their children’s leases near UT.

    You will need to find a duplex / triplex or one of the many homes built with mother in law suites in Hyde park, Seminole Heights, Tampa Heights or West Tampa.

    You and your family will be right smack in the middle of the city with good access to transportation, parks and libraries all while getting some potential well paying tenants.

    I think your best bet for architects is Google

    And for general contracts I have found some good ones on the “Thumbtack” iphone app
