Hi Richard,

Congrats on getting into St. Pete early on! STRs are red hot in the Tampa Bay area.

Little but about me, I have personally owned, designed, renovated 16 homes in Tampa in the last 3 years. I have worked with the City of Tampa planning and building dept to get plans approved and permits expedited and ran the construction site myself. I own a quadplex and a SFR in midtown that I did with the BRRRR process and now Airbnb . On the client retail side, I had the privilege to serve 24 investors and families this year alone.

Yes, the market is cooling. Like others have said, it depends on the area and strategy. Perhaps you could save 5% by waiting? but I always encourage people to look for add value properties. Turning an LTR into a STR, making a larger 2 bedroom into a 3 bedroom or buying in an up and coming area.

Here in Tampa, the properties that I personally own and the ones I've helped investors around the Tampa core are doing insanely well as short term rentals. The delta variant and other states potentially locking down coupled with the midtown and water street development will further propel STR travel and keep prices robust.

@Jorge Vazquez is spot on. Those are the up and coming areas for Tampa. It is fully legal for a STR inside city limits of Tampa and those do very very well. Just goole search Tampa, billons of dollars of commercial and residential development is being spearheaded into Tampa backed by people like Bill Gates.

At its heart, the VA loan program is designed to help veterans and military members afford a home they intend to use as their primary residence. As such, you can't use the program to buy an outright investment property, meaning one you plan to fix and flip right away or one you intend to rent out wholly

Eric,

There is no issue with using your second home loan for rental purposes, short term or long term. I would recommend looking in the South Tampa area near the Marina District, Midtown Tampa and Seminole/ Tampa Heights.

Tampa recently beat out Miami for the top city… I might be biased but I would recommend Tampa over any city on the west coast.

I help my investor and retail clients find properties in Tampa for AirBNB purposes consistently. As far as purchases, it has become my #1 request on secondary homes for my clients. I have a whole team from STR property management, to general contractors to a cheap lawn guy.

In Hillsborough county (the county Tampa is in), you cannot do short term leases (under 30 days). However, within the city of Tampa limits you can Airbnb.

I personally just finished BRRRing a quadplex in Tampa personally for my business partner and myself. We are all in for $525,000 for 4 units. We will gross about $17,000 - $22,000 per unit per year.

I agree with this @Jorge Vazquez.  The pros of wood frame homes are often overlooked as they are far cheaper to fix.

As many of the prior replies mentioned, it is simply more costly to operate a wood frame from a cash flow standpoint, so make sure you have a discount built in when purchasing it.

I’ve personally renovated a massive wooden quadplex in Tampa and it is like peeling an onion. Once you start making small drywall repairs and opening up walls and peeling back the layers, it is likely you will find even more water damage.

    So you would keep the staging until it appraises? 

    Do you do the entire house and bedrooms? I was thinking of leaving out 2 of the 3 bedrooms (only doing the master), mainly because the one is tiny and would be cramped with more than a bed.

    I typically stage the master bedroom and another flex space/ bedroom so people can consider remote work. A lot of suburban purchases in the current environment is because one person is doing some sort of flex work from home.

    Yes, I would recommend keeping staging until the appraisal is complete.
