Hi Patricia, DM me and I will refer you to our local CPA who handles out real estate business. He actually specializes in real estate and understands it from an investor perspective. He is not a guy that just does taxes passively, he actually runs projections in Q3 so you can know your upcoming tax liabilities and he can then can recommend ways to lower that tax bill before the 31st.

I own 2 myself in Tampa.  I have helped 4 clients this year purchase STRs in Tampa. Tampa is growing exponentially.  We are seeing much more business / tech travel recently.

I second Mya. Transfer to a land trust. I just put 2 personal properties into a land trust and I recommend doing this regardless of the insurance issue.

Any deal worth flipping or BRRRing is going to sell in under an hour. In my experience, you won’t even have time to get your GC out there. Any legitimate wholesaler is going to ask for a $5k non-refundable deposit. So if you're okay to potentially lose $5k and you think the deal has enough room, I would pull the trigger.

It is definitely a challenge finding a GC that will be on budget in Tampa. You don't have to worry about liens, any well rated title company searches for this and you have title insurance to guard against a defective title. And yes, FEMA just changed their flood maps, so make sure you are aware of the flood zone before you even look at wholesale opportunities, because a $6-10k annual flood insurance policy can really eat into your cash flow. You are on the right track though, best of luck!

West, Midtown and south Tampa are areas I recommended.

From my experience, it matters much less of the overall neighborhood but more importantly how nice your flip or renovation is compared to neighbors homes directly on either side of you. Did you flip the only nice house on the block and now have manicured lawns but both your neighbors have junk cars sitting outside and broken furniture in the front yard? This is one of the most frequent concerns / feedback I have had on my listings is how the direct neighbors' homes feel and look.

I would also check flood insurance rates before buying your next renovation project. FEMA just redid their flood maps and flood insurance is skyrocketing. You might really narrow your buyer pool with the costly flood insurance rates.
