Just bought some apartments in a great area its four minutes away from Rhodes college . Each units has one bed room and one bath . My question is how do I determine how much to charge for rent to make a great monthly cash flow . How do I get college students that attend Rhodes to be interested in renting?

I need some professional advice ! I'm in the process of opening my real estate company . I want to buy wholesale properties at wholesale price and fix the houses up and flip for profit . I also want to have rental property to have a steady income . I want my business to be similar to those signs you might see on the interstate  or driving by "We Buy Houses" . My questions is what are some good ways I can be well organized to get started . How should I approach people houses that I'm interested in buying ? What are some legal paper work / contracts I need to get ready so my company can look professional ? What are some good ways to promote my business ? 

Right now I'm looking at my options and different markets . Memphis isn't for me I do plan on moving to another state to start my real estate career i'm just currently looking at my options before I make any transition to move

Tennessee but mostly Michigan if the market is good .
