@Joe Tapangco I like the idea of minimizing things that could potentially break. I just hate the idea of calling out a handyman because a closet door fell off its hinges or the ceiling fan got a balloon string wrapped up... Even things like closet doors and garbage disposals I want to take out of my rentals. Plus, just like @Jamie Rose said, as long as you can open a window it's very rare to get too hot for people.

I haven't yet closed on my first property, so maybe my opinion doesn't have a whole lot of gravity. That's just my take. Good luck with everything.

I'm in Anchorage too. Just about to close on my first investment property.

@Kaiden Foster How are your STRs doing? I'm really curious about the STR market here in the winter.

@Kaiden Foster I use a hard-wired ring floodlight/camera at my place. It worked great for 2 winters now.
