I use Groundfloor for parking my money for the short term. I have earned just over a 10.2% yield on my investments, and the max loan term is 12 months so you can get your money back quickly. Then, when you are ready you have access to your cash to deploy into your first real estate deal.

Maybe at one point we can all get together and start a very large scale project where we just start buying up all the properties in EC and then evict everyone. Once they are gone we can to do complete rehabs and rent to less criminally motivated persons? That would be something, but very cash intensive. I think those that live in Cleveland Heights would thank us. It is sad that it is so crime ridden in EC.

And then they move to Florida, after they messed up their own state. Then start voting for socialists, so they can mess up that state too. A socialist almost won the Governor's Mansion. One of my favorite places on earth and it will be destroyed by the same mentality.

 That is complete savagery! Flip Flops floating. Takes me back to my childhood with the pool in the back yard. But, I have never had an indoor pool though. That pool in the basement should add about $20,000 in value to that property. 

I'm in the 44120. 146th just north of Kinsman Rd. I'm not running from Cleveland.

Whether we like it or not people make these very bad decisions and are all around us. They still need a place to live. If they are not given those opportunities then they are much more likely to reoffend just to get by. Dig deeper and find out what the crimes were and only you can decide if you want to look past them and give him a chance. This could go either way and you need to know that going in. It could be a great deed that allows him to make changes in his life, or maybe he does not want to change and this could be a nightmare for you, when officers break in the front door to do a drug raid on your rental. Think long and hard about this decision.

I'm having a hard time figuring out what the problem is with this deal. All of us would love to not have a dime in all of our projects and cash flow $1,000 per month on every property. But it looks like you have a house that is worth about $100,000, bringing in 1% gross per month and you will only have 7k in the deal. So, cash on cash looks like 58.3% if I calculated correctly. What more could you ask for? Remember the tenant is paying the interest and points on the loan, not you. Get your money out of the deal and move on to the next one.
