Thanks for the info, I really appreciate it.

The term is very simplistic, it just falls under animal to human bite. This differentiates from growling or scratching or chasing or other people's interpretation of what an "attack" is. It's what we are supposed to use for medical records anyway.

Yes we can spay birds and guinea pigs, and lions and snakes, and pretty much anything with a uterus.  It boils down to risk and time the small the critter the higher the risk and time, and as we all know... risk goes up price goes up!  

I have a follow up question if you'd be so kind (and I'd still love the thoughts of others). 

What do you do if they don't spay/neuter, apply flea prevention, or they get a pit bull when you say no?  Evict, raise the rent/pet fee?   Again I know these are "broad brush" questions and answers but just looking for general thoughts.  Thanks again.

I am a veterinarian and a very new landlord (6mo).  I see policies of requirements of spaying and neutering dogs and cats.  People are under the impression that this procedure will "calm down animals" or make them less   _____fill in the blank_____  The evidence is thin but that's not my question.  I've seen clients where their landlords require guinea pigs and hamsters and birds to be spayed.  I don't get it?  Am I missing something?  Or is this a blanket policy that covers all animals?  I know I'm asking you to guess what others are thinking but if you have these clauses... why?

I have had great luck with Johnson Insurance.  They shopped insurance for me and did a good job.  We ended up using Secura insurance company.

I have used them since I bought my first property in June.  I have been very happy with them but of course I've only been doing this 6 months.  My only  complaint is sometimes the communication is not great. It bugs me only b/c I don't have a feel for what I'm supposed to do vs them.  So for instance.  A tree fell in a wind storm and took out a section of fence.   I saw the report on the web portal.  I emailed the folks stating I wanted the wood for my wood fire place, and by the time they got back to me ( about 12 hours) the job was done.  So they pretty much take care of business, very efficiently and very effectively, they watched over things that didn't consider as a newbie, got me great rent, and have been easy to work with when  finding minor mistakes.  So other than delayed communication they have been great.  I think they are reasonably priced but don't have anything else to compare it.  If you need more details just ask.  I don't work for them, I just know that without them I would be seriously regretting the rental property gig.  I pretty much have to write checks and cash checks with them.

I have used Froistad and Associates for both business and personal taxes and have been happy with them.  They are in Green Bay.  Haven't needed a lawyer yet.

I was very happy with Jason Herbst at Johnson bank on Washington St. in Green Bay. 

It was a pretty conventional loan 25% down for a multi family property. Rates are roughly 1% higher than the residential rates listed on their website for investment properties. They have a commercial banker who can help if you are under an LLC. My closing costs were about $1500.

I did a buy and hold and don't know much about the BRRRR as I'm no good at creative financing yet and don't have a lot of cash to work with... so this may not be what you are looking for.
