@huy Nguyen I am also a investor on lending club have been for a year now. I am very pleased with the returns I have received. I invest in the lower grade notes c-g. The notes on lending club and prosper another peer to peer lending company have loans that have 3or 5 year durations but both companies have a secondary market to sell your loans on if you need to liquidate sooner than 3-5 years. If you want to learn more information there are two blogs that write exclusively about peer to peer lending. One is www.lendaccademy.com and the other is www.lendingmemo.com both are a wealth of information if anyone is looking into putting some of their portfolio in this asset class.hope this helps.

I have my tenants do a direct deposit into my account. I like it for the fact the bank will only accept cash or certified funds. As I grow I might look into using a service such as erentpayment.com in the future but for now the current system is working.

I agree with @Aaron ram if you have great tenants in place I would consider the new programmable thermostat a small improvement that stays when the tenant leaves. I did this to my rental and the tenant really liked that I had put it in for them and it was a great way to show the tenant you care. I have had that tenant in place for 3 years now.

Hello Biggerpockets

My name is Randy Krock I live in Hampton,Va with my beautiful wife and our two boys. I have been investing in real estate since 2008, I currently have 1 condo that is being rented for positive cash flow every month. I am interested in growing our portfolio with more property's. I am also interested in note investing and would really like to pursue what it takes to get some notes in our portfolio.
