If you want to use hard money get with a HML and make sure you fit their criteria and get that set up. They can give you pre approval letter if needed. Usually hard money can close fast, so that is something a seller will like and HML has much fewer contingencies so it is close to as good as cash, in most cases.

It's a rehab property that the seller just doesn't want to deal with anymore. There's a good chance banks won't finance it. The seller is older and just stopped maintaining it, no updating whatsoever. Thanks for your outside the box thinking on appealing to seller.

If the property is listed on the local MLS, you should use your own agent.

The seller pays the commission. You won't gain anything by trying to go in alone.

Your best chance is to submit a solid offer with the proper paperwork and an agent communicating with the listing agent.

I'm looking into a rehab investment property under market value listed as cash only. I'm interested in making an offer without a realtor and I'd like to hear your advice on the steps to take.  I'm looking into using a hard money lender to finance (never used this method any tips or other fast cash options are welcomed!). Also any tips on how to appeal to the seller in my offer knowing I may not be the highest offer?

My husband and I are new to real estate investing. We recently stumbled across BiggerPockets and listening to their podcasts we keep hearing about the importance of having a good CPA. Any tips of where to start or how to go about finding a good candidate? Specifically one who is familiar with and preferably actively involved in real estate.
