Hey everyone, I'm looking to invest in my first property soon, I've been running numbers on properties but when it comes to monthly insurance, I'm not sure what's an appropriate amount to put in. I know it's going to change from property to property but if someone could give me a rough estimate on how they figure it into their analysis, that'd be awesome. I'm looking at getting either a single family or up to a 4 unit. Thanks

I've been listening to the bigger pockets podcasts for a few months and finally decided it was time to get on their site. I'm 27 and currently renting a place in Aurora with my fiance. I'd like to get into real estate so  I can eventually quit my full time job. Currently I'm working as a mechanic at Mercedes. I can't really offer an real estate advice because I'm just getting started but if anyone has any questions about their cars, feel free to shoot me a message and I'll try to help. 

I plan on going the rental properties route but I'm also interested in wholesaling and flipping. If there's anyone in the area would every like to chat or meet up, please send me a message.

I just attended their introduction meeting last night thinking I was just going to a real estate club that I found on meetup.com. I quickly realized I was about to sit through a long pitch. The whole time the lady who was running the local meet up was texting me about how great these people are and then I found out she wasn't even from the same state. I did some research online and found more negative reviews that I did positive. It seems like multi level marketing with some real estate knowledge sprinkled in. I'd like to go back to the Q&A follow up they have and dig a little deeper.
