IPX 1031 is a national company, you can see who they have in your area.  If using a smaller local company, I would check for amount of time in the industry, find out the ownership of the firm and meet with them in person.  This industry is not regulated, so you really need to be sure you are selecting a company that is not going to lose your funds in the exchange if  you go with someone local that is smaller.

There has been talk about eliminating or restricting a 1031 exchange.  This is not propaganda.  IPX is one of the largest 1031 Exchange Accommodators and is a subsidiary of Fidelity National Title.  You might visit the site for the Federstion of Exchange Accommodators, the trade associstion for 1031 QIs to learn more www.1031.org.  It is a real issue.

You match the % - yes. in any exchange not just with a DST.

There are DSTs without debt, and yes to the above you will need to match the debt in the future.

Hi you might want to consider some real estate securities in this market segment. They will have this due diligence and vetting done for you. Not sure if you qualify for those but give me a call if you want and I can give you some suggestions.

Have you looked at Bend OR? Very hot rental market here.  I can give you a quick run down if you want.

Hi Nate,

DSTs are very complicated and really cannot be generalized in a post.  They work great for some people, but not all.  Like any security - not everyone has the same financial planning strategies and goals.   With the 1031, advanced tax strategies also come into play with these investments.  As a security, not sold by a realtor, there are financial planning questions and issues to address.  They are available as well only to accredited investors, therefore information on them is not typically publically available.   A realtor is not qualified to even discuss them.  If you are accredited and want to consider these , you need to speak with a qualified securities rep that specializes in these investments and is licensed in your state, googling will not give you the information that you need.   Be very careful of any information you find on securities from a Google search.  Give me a call if you want some suggestions on reps in your area.

You might consider some passive investments in Alternative Real Estate investments that are securities.  There are many different types in equally diverse locations.  I can give you a few tips that you can follow up on a call if you want.
