Congratulations on getting two going back to back.  The biggest problem that people experience is finding deals, followed closely by figuring out how to finance them.   If you get those two problems figured out, and it looks like you're getting started on the right foot you should be well on your way to success.

Where should you start? I'm a big fan of the apprenticeship model.  Trade time for money.  Go seek out a successful flipper in your area and ask them if you can help them with their lead generation, making calls, hustling.  This is the number one problem in this business and the successful ones have it figured out, so let them teach you that part.  Once you have the leads, everything else false into place.  Without leads you have nothing.

I think you need to decide if you want to turn this into a business or continue doing one offs every other year.  Nothing wrong with either but the approach is different.  While you have to find leads either way, on the business side you have to focus far more on leadgen and financing than swinging hammers.
