I certainly would admit the mess and pay fine if I was guilty of the mess. I think they must have summoned me because of my neighbor’s mess
I live in a neighborhood where distance between two homes is about 3 ft.

Yeah they would counter argue that I may have cut after receiving the summon notice without proving their version of allegation. Looks like I don’t have an option not to go to court. Typically who makes these complaints?
Are there any officials who make note of these things?

Thank You! I am trying to find that warning letter and I recall next inspection will be on 6/9 and pretty sure it did not have any other instructions. Can I just ask them for photos when I go to court because without the photos it is a baseless allegation.

Hello,
About two weeks back I received a warning letter from municipality that I need to cut them within a week and remove high weeds and tall grass from my front yard about 8ft x 2 ft area. It was unusual to receive that warning given they haven’t grown that much tall. I ensured to cut everything on the day I received that warning, it was not a clean shave but substantial enough.
Next I got a rude shock summoning me to the court for failing to cut and remove high weeds and tall grass and they are no way tall and it’s impossible to grow tall only within a week.
This never happened to me before and will be very interested to see if the complainer shares any pictures. What is the best way to handle this situation and defend myself. Appreciate your inputs.

Thank You. It’s a perfect metric at least as a starting point to gauge the Class. All these days I was thinking my property falls under B+
With this metric I think my property falls under Class A in a good school area.

Nice perspective it never occurred to me, what is the best way to classify Class A ,B or C? Under 20 years property always falls under Class A?

If you have refinanced when the the interest rates hit rock bottom it probably doesn’t make sense to sell as it increases cash flow, just another aspect to ponder over.

I had an interesting debate with a friend of mine although I am not an expert in this area I think older SFH have a potential for value add and one can force appreciation but he is of the opinion that investing in ready for construction or under construction projects are more profitable. I will appreciate if experienced members here can share their perspectives on this topic.

Hello,
I am considering selling my duplex home this summer which has appreciated by up to 300k it has a very low current mortgage interest rate at 2.5%.
Can I transfer this loan to a prospective buyer so they can enjoy a low interest rate? I personally think this can serve as a unique saleable point and attract more buyers increase demand and drive up the price even more.
I will appreciate if someone can confirm if this will be a step in the right direction.
