That's a great point--I'll find out by talking to a lender first and as long as the credit comes back in 1-2 months, it won't be much of an issue. Thank you!!

I'm planning to start my rental property investing with single family homes in about 2-3 months. I currently live in a house that I am thinking about refinancing from a 15-yr to 30-yr term, reducing my home mortgage payments ~$1,100/mo. I'm worried about hurting me and my wife's credit score too much. 

Since credit scoring models treat hard checks on our credit in 14-45 day chunks, is it a good idea to do the refinance on my home as well as pre-qualify for the rental property together so that our credit scores aren't affected too much??

@Alexandre Marques dos Santos Newbie question so apologies in advance.

How does having cash flow of around $100-200/mo help you purchase more properties faster? Is it as simple as I think it is—as in you have more money to save for future down payments or is there something to building equity and using that equity to apply for future mortgages on additional rental property? This is assuming you are using non-creative ways to finance your purchases (no outside investors, seller financed, etc.).

Planning to start investing in single family homes in the New Haven, CT area by early next year. Absorbing as much info as I can and saving in the meantime. I want to create my 'team' of folks (realtor, handyman, small contractor if needed, attorney, accountant) by then. Any suggestions on how to do this? I was planning to contact my realtor that I used to purchase my original home that I live in now. I want to spend this time getting prepared. Any suggestions on creating my group of folks before pulling the trigger??

Anyone just use Thumbtack or Homeadvisor? Besides securing financing and reading more about investing, what else can I do these few months??
