Hi Pete,

If you have already signed the documents or put the money in, there is not much you can do. But don't worry you can refi with money out after you make your "upgrades" to the home. If you own the home personally, not in an LLC or Business, you should be able to refi fairly quickly with a signed tenant lease agreement. The key would be to make upgrades to increase the value above the OPP. Currently, some banks, private lenders, and RE lenders (higher points) are allowing refi with money out above 20%.

I would note, most successful investors including B. Turner like to keep 25% in each of their rental properties. B. Turner did several podcast on this...look around #150+ for the latest reason you are doing well with 20-25% in equity. Also, research his podcast on creative financing, if you need additional $$ for your next home.

If you purchase "the book of rental property investing" by B Turner, he supplies just about every document you will need for purchases and tenant. he supplies a bonus section for private purchase.  It's awesome a great book and you get the extra book, "managing rental properties" both are a must read...really. And no I'm not on the payroll of biggerpockets...

Truerent at $10 a month for up to 40 house. Direct and to the point software program. Does not have the thrills of some of the others. But it does allow for tenant portal and tenant payment (extra$) but well worth it if you need it.  I've been using it for the past year with 4 rentals and haven't found anything as good for the price.

I settled on my rental property in Port Richmond and would love a good contractor to help rebuild the 1st floor kitchen and add a bath. I've interviewed 11 and so far no luck...means no Rent$$. 

Any suggestions would be fantastic and really welcomed. Thank you for the time and coffee/lunch would be on me.
