Hi everyone! I'm looking to build a co-living apartment community in the Bay Area with the following features:

-  Fully furnished and some amenities

- Easy to discover and book apartments

-  Flexible leases.

I'd love to speak with anyone who has experience in this area? Or has knowledge about the following:

-  What works or doesn't work in co-working communities?

- How do you get people to love their apartment?

Please let me know if you'd be open to speaking. Really appreciate it.

Hi everyone! We're looking to renovate a house we're planning to buy as cost efficiently as possible. What are folks favorite websites to get best practices and insider tricks on how to do this? I'm looking for advice like:

- Best paint colors for rehab sale prices?

- The best strategy to source cheap cabinets etc

Would love any advice and specific websites. Thank you!!!

Post: Can anyone recommend a good Houston appraiser?

Hi!

I'm looking for an appraiser in Houston / Harrison County who can help me get the appraised value of a home, before the flooding. We need to separate land value from building value.

Please let me know if you can help. I'm ideally looking for someone who can get this done this week or next.

Thanks a lot Mark and Wayne! I think I'll probably go the Appraiser route. If you know of anyone good - please do let me know! Thank you!

Hi All! So the new Harris County rules say that any rehab project in the 100 year flood plain needs to elevate the house unless the rehab budget is less than 50,% of the building/improvement value of the home. How does one prove this if the Tax records say otherwise (but appear incorrect). I heard appraisers only provide market value , and don't separate land and building value. Has anyone dealt with this or something similar? Thanks in advance!

Hi everyone! I have my first flip in Houston under contract. It's in the Willow Meadows area, 77096. It's been flooded once. Has anyone got experience with flips in Houston - particularly in this area? I'm in the process of figuring out the rehab plan and would love some expert advice as I select my team and plan. Thanks in advance!

Post: Texas LLC FORMATION

Hello! I just bought my first rehab in Houston. I think I need to establish an LLC before I close. I was going to go through Legal Zoom but:

1) It seems to have a lot of "add-ons" that I'm not sure I need. For example, do I need to purchase "operating agreements, EIN and licenses"?

2) Are there any downsides in simply completing the form on the Secretary of State website?

Apologies for the basic questions. Any help would be much appreciated.

Kusum.

@ Sean Walton - Could I please be added to your list for next time? Thanks!

Hello. I'm looking to build a small multi-family in Texas - my preferred cities are Houston, Dallas or perhaps San Antonio. Has anyone done this, or known anyone who has done this - whom I could speak to, in order to guide me through the process?
