Hi Zorya

Texas was great but higher taxes. Ohio has some similarities with our Alberta houses e.g. can get walk out basement suites. Taxes are lower and houses are cheaper.

Where in Texas are you investing and how’s the cashflow?

Really good explanation and analysis. And true the most inexpensive contractors are not always the best. 1 year for a $13k job - yikes for him!

Really good refi too. 
how’s the neighborhood more like a C and how are the current tenants now.

This is how I have grown my portfolio significantly too.

Hey Kuzi, Ohio is definitely a great market! I recommend that you specifically take a look into Columbus Ohio and as someone who works with a lot of out of state investors - there's so many catalysts for why you should invest here. Specifically, there's job growth (Intel, Honda, Amazon, Nationwide, etc) and the population is growing (unlike Cleveland or Cincy). I really see Columbus Ohio as an extremely safe bet for the next 10-20 years. Plus, there's still so many positive cash flowing and 1% deals here in Columbus Ohio. I agree, tenant selection can be daunting and can make or break your investing journey/portfolio. Your concern is you are worried about squatters right? I usually have at least 3 strong tenants to choose from before making a decision. If your gut feeling is telling you otherwise, you're always going to be on the edge throughout their tenancy. Best to keep searching if you're not very very desperate for income. Also if you don't think its a very strong application based on your criteria, I agree no need to run their credit if you know you're not going to rent out to them.

Try other rental ad websites especially paid ones, you may find stronger applicants that match your criteria.

If not, try listing it on all platforms like VRBO, Airbnb or Furnished finds for a mid term rental strategy. Long term rental is not the only strategy.

Anyone else used an RRSP to buy a property in the US from Canada?
