My lender can allow additions or removals "under the blanket" but they prefer that all properties remain in place.

I posted a message about blanket loans in the marketplace. Use the BP search function to find it.

The typical solution for a second note holder (you) would be to buy out the first lien position.

Did you sell the first 85 payments and keep the second 85 payments which you won't collect until after the first is paid off (in about 5 more years)?

Sherrie, go talk with a different financial adviser.

Please don't take this as financial. It is my understanding that retirees can withdraw funds from Roth IRAs tax free as long as those funds have been in the account for a certain number of years. Those funds can be used for any purpose.

Talk with a different adviser or an accountant.

Plus if the one water heater goes out, you have three mad tenants.

My vote: replace with 3 separate heaters

This could apply to RE.

Take notes.

Write a book.

There is a screenplay in this mess someplace.

Sincerely, my sympathies. This is beyond ridiculous.

I offer prayers for those in Colorado for safety from the floods. Colorado is a beautiful state ... much prettier than the photos of flooded fields and washed out roads. Stay strong.

A LOT depends on the quality of the deal. The highest offered LTV that I have seen is 80% with 15/15 (or 15/30) with 3 years fixed.

Look for my message in the Marketplace section.
