There are several homes in my parents neighborhood that are rented out to a religious group that uses them as a kind of assisted living home. The neighborhood tried to get rid of them, but they were advised that the way the rules for the area were written there were many people in violation and they would have to go after everyone so the neighborhood elected not to do anything. The person who contacted you could be hoping that no one goes to the effort of working on kicking them out.

It sounds like you have a good relationship with them so far, I would assume that will change if they find out you are rating them out to the landlord. I would just talk to them and see if they would be willing to only smoke outside or some other compromise, if they refuse, then it is time to call the landlord.

I live in a house right now that has metal awnings on the windows, it is really loud when it rains, I assume it would be even worse with the roof. It might work if you can put some kind of insulation between to keep the sound down. Try calling some of the companies that offer the tin roofs to see what they have to say about the noise, I would guess it is a common question.

My tenant contacted me because she discovered her clothes stored in the basement were mildewed. I had informed her when she moved in that the basement had flooded in the past and it was actually flooded when she looked at the property for the first time. I took steps to prevent future flooding, but informed her I could not guarantee it would not flood again.

My initial thought is that I am not liable for damage to her clothes. She has not informed me of any flooding, and I am not sure there has been. What, if anything, should I do to keep this from happening again?

Can a landlord charge a standard cleaning charge? This would be a charge just because someone moved out of the unit, not because of any damages.

I would think it would be ok if agreed to in the lease, but otherwise I believe it would not be acceptable to charge a cleaning fee unless there was some kind of damage (or mess) beyond normal wear and tear.

I have invested on Prosper, which is very similar. According to ericscc.com my ROI is a little over 14%. I invested in high risk, high return loans, almost 25% of my borrowers have stopped paying now, but I still have a decent return because of the high rates.

Do you remind your tenants each month when the rent is due? Lately, I have had more and more issues with late payments. I have not sent reminders in the past and had not had much late payment trouble. The last couple months, I started sending a reminder email the evening of the 1st if the rent isn't in yet. My tenants pay online and can pay up until midnight on the due date.

I am working on my written criteria for the next time I need to screen tenants. I am planning to require 3x rent in income and no evictions. I have not determined what I will do in regards to a criminal background check. I don't care about credit, IMO paying your rent could be a priority over credit cards and medical bills and if the tenant has a good record of paying their rent (no eviction history) I don't think the credit history will tell me much.

I also plan to accept applicants with an eviction history as long as it is not too recent and I will require an increased security deposit to account for the increased risk.
