I just won my first flip through the county foreclosure auction. I have paid and am waiting on the 11 days for the title to be released. Would it be risky to start on the property prior to recieving the title? Any advice?

I am new to REI scene along with many others on here from what I can tell. I am looking to buy and sell 4-6 homes a year, and snatch up some rentals along the way. I am seeking someone familiar with this market to chat with mentor if u will, or possibly work a deal together. Any guidance will be appreciated.
