I'm 30 years old. I'm going to work regardless of what I do. I enjoy the challenge of business. I started in business farming. I can guarantee you there's no real estate market on earth with the ups and down that is involved with that. So working hard and grinding it everyday is what I've always done and likely always will.

Aaron Mazzrillo you say gamble? Berkshire Hathaway could go belly up and I'm stuck with nothing. ( I highly doubt that will ever happen) but I mean I hardly consider buying property a gamble.

So I take 1 million cash buy 10 $80-90k SFR. Buy and hold these properties. I can easily rent for 1000-1200 a month around here, my other properties do. I should be able to replace my $6500 a month I am currently taking in?

Yes we have calculated everything and had the offer looked at by a couple of advisors. The million is only half of the annuity. We plan to invest the other portion into long term mutual funds and things of that nature.

It is a structured settlement my wife received a few years back. We have received a good offer for it, and feel like we can do a lot more with the funds, rather than letting inflation eat it up over the next 30 years

This is completely out of character for me to discuss, but I am growing more and more anxious and confused. Let me start of with a basic background for myself. I just turned 30 years old. We started slowly REI about 3 years ago. We have successfully flipped a couple of houses and currently own 2 rentals homes. I am currently president of a farm. I will be stepping away from that role to a part time role this summer. Here is where my confusion lies. We are in the process of selling an annuity. This is currently what we live off of month to month. Our plan is to dive full time into real estate. I plan on getting my real estate agent license in the next couple of months. I have about a million dollars cash to invest into this venture. We will continue to do some fix and flips as we run across those deals. My wife is really passionate about that side of REI. My main Dilemma is I need to replace about $6500 a month income ASAP, which is what the annuity pays out. I have experience in SFR in which I am comfortable doing. I have also looked into Mobile home parks, and apartment buildings. I would like to hear feedback and opinions from you guys on the best route for us to take going forward. I really love reading the forums, and have gained some wonderful tools from you guys. Thanks.

Does anyone own any vacation rentals along Gulf Drive in Pinellas county (Indian Shores, Indian Rocks, Redington, Maderia, Ect). I am interested in your feedback and experiences with these properties.
