Tiffany, I did become an agent a few years back because the 6% commission system is a bit excessive but consider that the standard 6% fee (3% buyer and 3% seller) is a not fixed requirement when dealing with agents.  If you shop around there very reputable companies that will provide a full service listing to your home for a flat fee around of $1-2K and a 1-2% buyer agent fee after that. Same thing works with when buying with an agents-you can request a commission split 60% you/40% agent etc or whatever you think is fair. If they don't like those term move on to the next agent.  Just make sure to vet them for professionalism and responsiveness.

@Minh Nguyen I did. I wound up using a business partner to manage for now but I've checked everyone in this blog and they're all credible PM's and will be using one of them in near future.

Fellow BP members, Im in the market for a local property management company for two rentals in Vegas due to a corporate relocation. Referrals from fellow investors are worth their weight in gold and so Im asking on here. These are both higher end rentals that have been recently renovated and our target customers would be military or corporate clients.

Expectations:

1. Charge no more than 8% PM fees no other fees

2. Conduct routine inspections at least twice a year   

3. Coordinate all non-emergency repairs with my Project Management Company and our assigned handymen for execution

Fellow Bakersfield BP members, could anyone in the area recommend referrals for an investor friendly real estate agents the Rosamond and Tehachapi area? Referrals from other investors are definitely worth their weight in gold! Basically Im looking to recruit talent in the area for my real estate syndicate and fix and flip business. 

Here's what Im looking for in Real Estate Agent - 

1. 70% Client / 30% Agent split on full 3% buyer agents fees 

2. Interested in building long term business relationship 

3. Workload Expectation: 

a. Fill out and submit REPC's 

b. Only show homes once they are under contract via Facetime

I dont mind dealing with inexperience but a good attitude is a must. Thanks for reading!

Military families in general tend to avoid condos near the base. You are more likely going to rent to a young single military recruit who tend to be riskier tenants. Believe it or not most of my problem tenants are from this group!

You can buy small SFHs in decent (but not the greatest) neighborhoods that need a little TLC between 50-60K and really good neighborhoods between $70-100K. Condos in the area can cashflow good but getting out of them is a lot tougher than a SFH. If you buy right into a SFH I doubt you'll suffer a whole lot of depreciation. Home prices in Fayetteville are quite a bargain when compared to other areas of the country.

@Account Closed any REI networks you'd recommend joining in the area?

BP members,  Im a military member moving to Edwards AFB in 5 months and am on the hunt for a fixer upper in the Lancaster/Rosamond/California City/Tehachapi area. This blog is a two parter question:

1. What would be your vote to live in given these 4 cities and why?  

2.  Any recommendations for a low cost Real Estate Agent (50/50 buyer commission split to an out of state real estate agent) or an off-market property Investment Firm to find a good deal in this area?  I am a cash buyer with a budget up to $350K and will buy in ANY condition.

This is disappointing to hear about California City going downhill. I've got orders Edwards in 6 months and currently on the hunt for there or Rosamond. Have any properties or prospective sellers there? I am a cash buyer for the right price.

@Liam Thomas what are you looking to do in Real Estate in the area? I do a number of deals in the Northern Salt Lake and Southern Utah areas. Feel free to reach out. My partner and I are looking to expand. P.S. As a busy military officer, I too know what it like not being able to attend many of these network events. Feel your pain!
