Hey Jeff! I agree with a lot of what everyone has said here. Now is great as the competition is much lower. Around the holidays and the higher rates have really started to put the ball back in the buyers court. I am a local investor friendly agent to the entire Indy Metro market. I was in your same shoes a few years ago. I created an LLC to put my one investment property into and was nervous about the loan being called due as well. Long story short I still have the LLC but have not transferred the property into it. I don't have a huge portfolio so I figured I would wait until the properties were paid off then transfer them in at that point.

Hey Gabriel! 

I would recommend you listen to the "Indy real estate market" on Spotify. Its a great show put on by a professional loan officer with some of the top real estate agents in the city from different brokerages. They come out with one episode a week and talk about the local market specifically. If you want to learn the Indy metro (and especially the north burbs) you'll want to tune in.

Hey Brian! 

So many great responses on here. Im sure this has given you a lot to think about. If turnkey is your ultimate decision there are a few duplex's the city but not many. I am currently working with a few homeowners who want to take their stab at real estate investing. They both liked the idea of a turnkey duplex. 

If BRRR ends up being your more ideal scenario the city is FLOODED with duplex's that are just waiting for some attention. There is so much opportunity for the right person within the Indy metro market.

I feel like I tried to do this to the best of my ability using zillow, redfin and trulia all at the same time. It wasnt ideal and definitely doesnt give you all the info I needed but I got by. I am now a licensed Realtor® which makes it so much easier. I think its just leveraging your local real estate agent is probably your best bet or maybe even possibly getting your RE license if you start doing enough deals.

Hey Neil! While I dont have all the answers you are search for I do have some of them. I own a few properties in Charleston SC so not too far away.

I pay my management company 12% of the monthly rent. I think the typical going rate is anywhere from 10-15%. 

You should be able to rent your property on your own terms as that not really their job. The HOA is there to ensure the neighborhood looks and runs a certain way. I would however confirm with the HOA that rentals are allowed. I know a lot of neighborhoods have restrictions on rentals or the amount of home within the neighborhood that can be rentals at any given time. Always good to confirm ahead of time before submitting your offer.

I think this is going to have to be a question for a lender as the rates are constantly changing. I think the rates are currently low to mid 6's though. One thing to keep in mind when shopping is your options. I cant speak for Miami specifically but I know here in the midwest seller concessions are coming back big time. Everyone is trying to compete with the new constructions deals in regards to interest rate buy-downs. Either from a temporary (2-1 or 3-2-1 buy-downs) or a permanent rate buy-down. With the higher interest rates you can get a lot more bang for your buck using the temporary interest rate buy-downs and then refinancing when the rates have come back down. Hope this helped
