Is it better to diversify your portfolio in one geography, tenant base, style of property (SFH, Multifamily, Apartment). Or is it better to utilize different strategies? I would love to hear about your strategies of which you all used to effectively scale.

Does anyone have a template or method that they use in order to screen tenants effectively in order to reduce the risk of non payment and damage to the property? 

For regular tenants and/or section 8 tenants.

Does anyone have any tips in regards to negotiating favorable terms in a deal?

I would like to sell a couple properties in the future, would I be able to use the 1031 strategy to buy one house that I would use as a primary residence? Would I be able to sell 10 houses in a package and use that to buy one house?

When it comes to determining the price to pay for a distressed property, how do you determine that? How do you know when you shouldn't pay more than the value for the land? How do you get the land assessment value?

I am curious as to if anyone is aware of any first time home buyers programs for buying the first Primary Residence.

I would have a house already but that is used as rental and I bought it using private lenders. Would I still be able to qualify for this?

I am about to buy my first property in Ohio and I would like to gain as much information as I can in regards to the different legal issues of which I can face in Ohio. In regards to tenants, to putting the house on Section 8, to the selling of the property. I would love to hear different perspectives.

What role does insurance play in protecting your investments. I would love to hear a story of someone where they explain how insurance has helped them with their property.

I am getting into out of state real estate investing this month and am curious to hear other perspectives.

When you buy a house, how does that impact your credit score? Is it dependent on how you get funding? If I were to do seller financing as opposed to FHA would it have a different impact?

How do you evaluate if a property is ideal for flipping or if you should keep it as a rental? I never understood why people would have a flip, boost the value by tens of thousands of dollars, then sell it as opposed to keeping the equity and putting a tenant in there. 

Is it situation based? I would like to get an opinion before I purchase my first property in about a month.
