Hi everyone!

This is a quick question that I had that about putting an offer inside the “offer to purchase”. Keep in mind that I am not the most practicing agent in terms of helping buyers and sellers but with the focus of buying my own househack and multifamily properties!

That being said, I have received 2 different answers from my broker and another agent in another brokerage.

So in the offer to purchase, there is the following:

1.) I will pay therefore $XXX,XXX, of which:

A.) $XXXX is paid herewith as a deposit to bind this offer

B.) $XXXX is to be paid as an additional deposit upon the execution of the P&S provided below

C.) $XXX,XXX is to be paid at the time of delivery of the deed in cash, or by certified, cashier’s, treasurer’s, or bank check(s).

D.$XXXX blank

So my question is do part A and part B have to add up to your down payment? My broker told me it should, but another agent made a really good point. Is it pretty risky to have the rest of your down payment in part B? The other agent mentioned that usually this on average is a few thousand or more depending on the purchase price, but not the rest of the down payment. I would love to hear your thoughts!

Hi guys!

I was reading a BP article a little while ago that mentioned purchasing and installing solar panels on your multi’s to be able to charge tenants for power, as well as being able to sell that power back to the company if it is not all used in the form of credits.

What have your experiences been with solar panels? Positive? Negative?

Hi everyone!

I hope everyone is doing well! I have a quick question that I have researched but would just like to make sure that I understood it correctly.

SO, I am combing through public records on the MLS to target LLC's to find the owners and network with them to cultivate a relationship. I use my state's entity lookup website and very few of them come up as llc's in the state of Massachusetts. Many of the owner names in the record are simply the address of the property, and do not come up in the lookup.

My thoughts for the cause of this were:

1.) The entity was created in another state.

Or

2.) After some research, they are trusts and keep anonymity so you won’t know who owns them.

Did I understand that correctly? Thank you!

Hi everyone!

I just had a quick question about something I did today and would love to hear your experience! So I have heard from podcasts and other investors that calling a town/city water department and asking for a list of all of the residences that have had water shut off in the past 6 months can be a nice list to market to off market.

So I called the water dept. in 2 towns I am interested in, and did not get very far at all. The first market transferred me to the treasury office/ collections and they didn’t really know what I was asking for, and in the second, the woman on the phone said she “didnt feel comfortable giving me that information because I am going to call distressed people and she didn’t like that” and I feel that she was not being helpful at all and didn’t understand that I was offering a potential solution rather than harassing them.

Should I be looking in a different place for these lists? Aren’t they public record?
