Post: Partnering as a new investor?

Hi everyone!,

I am a newer investor still on the search for my first househack. I very much enjoy connecting with as many investors as I can just to hear their stories and make relationships. I have been immersed in the real estate realm for a while and am pretty early to the idea of partnering. I had a question that I would love to hear the room’s opinion/experiences on. I know this will likely be a case by case relationship basis, but I can’t wait to hear others thoughts!

If I as a new investor brought an off market deal and presented it to an investor(s), did all of the work to get the transaction closed (I’m an agent!), and did the tactical work (managed tenants, contractors, ect.) is this generally enough for another investor to bring the capital and be there for guidance to do it together? Is it worth asking Brandon Turner’s golden “Do you know anyone who would be interested in partnering on a deal?” question to investors I have relationships with this early in my career, or to stick to my conventional Househack until I have a “history”?

Post: Skip Tracing a second time for missing data?

Hi everyone!,

I just had a quick question! I have used propstream for a while and purchased a skip traced list a while back with cell numbers. Not all of the numbers were able to be retrieved, I was wondering if I took all of the contacts with a missing cell number to another skip tracing site, is there a decent likelihood that they would be able to fill in those missing numbers by skip tracing again? Do skip tracers draw from the same info?

That is great! Bp is such an incredible resource, I highly recommend checking out the calculators (There is a fix and flip calculator that they let you try out 5 times before needing a pro account!) as well as the BiggerPockets podcast, and the books are also a phenomenal resource as well! Hi everyone!

I had a question that I would love to hear your opinions on. I have been rereading “The Emyth” and it was mentioning when starting a franchise model business you need to know what your “central demographic model” is to attract, and I made a connection between business and real estate. I did some brief research about demographic data of multifamily owners in my target market but did not come up with much. I was curious to see if anyone has researched different multifamily seller demographics to see how different methods of touch could be more influential to different audiences than others!

I see your point Jonathan, you may be surprised by the amount of people that would not mind coming on a podcast as well as watching because of the value that is there. I am looking for my first property and started my real estate investing podcast “The KCREatingwealth Podcast” back in October and have a good amount of people that are on the list to be on the show. From my experience, no one has said that they would not like to be on the podcast when I asked them, usually they are all over it. Having them tell their story is absolutely crazy and starts a relationship with them as well as learning incredible information, giving them exposure, and being able to share it with others so they can learn too provides an infinite return for everyone connected!

If it fits your personality, I 110% think you should. I am in the same exact position that you are searching for my first property. I started a real estate investing & entrepreneurial podcast back in October called “The KCREatingwealth Podcast” where I interview local investors and have seen an extremely high return in terms of creating relationships, very valuable information & lessons, exposure for the guest as well as myself and being able to post the content and share the insane information for everyone in our game. It is one of the best decisions I have ever made, and undoubtedly is a ton of fun hearing people’s stories with an extremely high return for everyone!! I very very highly recommend giving it a shot!

Hi everyone!

I have started cold calling and am really enjoying it, especially being cheaper than my previous direct mailings & a much quicker response. I was wondering what kind of data sites everyone prefers for getting different skip traced lists with cell/landline numbers! I have used the free trials for propstream and prospectnow, they are great but I was wondering if there were any others to get probate lists, tax delinquent, ect.
