I get business cards from hard money lenders at meetups all the time, is there anything I should be aware of with these people or anything “sketchy” that they can do if you work with the wrong ones?

Thank you so much for the amazing advice, you are right in saying people gloss over some of the important but less glamorous parts of househacking + investing, but they are essential parts of the business. I will definitely take a few mental notes from your advice, and hope you don’t receive as many “disturbing” tenant stories!

I really like Craig curelop’s book, it is really incredible how much information is in it. I like to take notes on everything I read because I retain it better and I have pages and pages of notes and I am only into the book a little bit. I highly recommend it!

Hi everyone, I had a question about something I heard on the BiggerPockets podcast today that blew my mind to pieces.

I am unsure of what episode I was listening to, but the person they were interviewing was an agent who bought properties with his buyers agent commission as part of a down payment.

I am an agent, and was wondering if it is allowed for me to buy a SFH or MFH with the intent to househack as an agent, so I can use my 2% commission from the seller for being the "buyers agent"?

Are there rules by state?
