How are companies like invatation homes, american homes 4 rent, silver bay, progress residental, way point homes, aquiring so many propertys when theres a shortage of houses?

is there any large scale property management company's that charge around 5% for portfolio management. And charge none to half of the first months rent for leasing?

Has any one ever heard of converting former cvs/walgreens to retail space as in dividing the building into 4-5 stores? Usually the stores are on busy corners. So is it possiable is there companys the specialize in this? Can it be done. Please share any experience.

There is a few closed down sweet bays near me. It's just a independent box store. I was woundering what could those be converted to? There in great locations on busy streets. I heard you can make a lot of money buying vacant buildings and getting a 10 year lease on it and reselling it. Is it possible?

Does any one know of any large property management firms? Maybe ones that have their own in house mainance employees? When I say large I mean ones that manage investors/reit portfolios.

I came across a 304 unit for 10.5 million.$35k a unit in Indianapolis. In the description it says The loan is currently in arrears and the lender has agreed to forbear foreclosure to allow a sale of the property subject to the existing loan. The current loan balance is approximately $10,148,000 as of July 31, 2016. The financing to be assumed is a HUD-insured 223(f), 35-year fully amortizing loan. The 4.05% all-in interest rate includes a 3.45% note rate plus a Mortgage Insurance Premium of 0.60%. At the asking price of $10,850,000, the loan represents a 94% loan-to-purchase price ratio. To acquire the property, the buyer will need only $702,000 in equity plus amounts sufficient to fund the seller' s replacement reserve, insurance and real estate tax escrows (such escrows are held by the lender for the borrower' s benefit).

Would that mean you only need to come up with the $702,000 to purchase?
