 Hey Kyle, 

What terms is he offering for seller financing? 

A DSCR loan will have a 5 to 3 year prepayment penalty with a high rate (at least high 9s, low 10s) since this is a commercial property.

You could look into private money. Rates are slightly lower than DSCR and you could negotiate a 1 year prepayment penalty.

The property includes 4 store fronts, including ours and 6 apartments above the store fronts. We have talked to our accountant and he advised us not to buy the property under our current llc and apply for a new one. The problem I'm having with that is the few banks I've called want the new llc to have been in business for certain amount of time or that they don't give loans for that sort of business. This is the first time my wife and I have done something like this and we need help moving forward  or some helpful tips. My son and I are wanting to start a business in Michigan, we don't know where to get a LLC or LLP. If we were to get an LLC I didn't see a spot where to put two business partners names in the Articles of Organization. If we are missing something please let us know, thanks in advance.

Hello, my name is Kyle Fielder and I live in Durand Michigan. I have worked for the City of Flint for 24 years as a wastewater facility senior operator and I have no real estate investing experience. I have put in many hours at my job to support my family only to be harassed and threatened about how much money I am making because of the amount of overtime I take, which isn't much. Several months ago I read a book that completely changed the way I look at money and investing and I realized I was doing it all wrong for half my life.  From there I have been reading books, listing to podcast, and on keeping up with forums to soak up every piece of information I can.  I am eager to start a new chapter in mine and my families life, so I can stop working for someone else and start working for myself. I am looking forward to learning more of the ropes.
