Hey @Michael Clevenger, I have seen some people install dummy security cameras such as this http://www.thehomesecuritysuperstore.com/solar-fake-security-camera-black-dm-solar-blk-gmc-p=5146?gclid=CIbP4sKL5c8CFVM9gQodiAIPvA.They are very cheap and can scare off potential vandals/burglars. Of course this is not full-proof, but definitely worth considering.

Hey Rafael, if you are mostly concerned with good schools, greatschools.org is an easy way to find out how nice the school your property is zoned too is.  Seems like you are looking in the Marietta/Smyrna/Roswell area which is definitely a very family friendly area. If you are also considering other areas ITP then there are plenty of places to take into account. Brookhaven, Avondale Estates, certain areas of Decatur like Medlock Park, Kirkwood, Edgewood, Buckhead (the list goes on and on) are all solid places to live. As for sub 50k markets, there are very few left IMO. Right now West End and West View still have a relatively low point of entry as well as Grant Park, Grove Park, and South Decatur. Further out from the city some places like Stone Mountain, Conyers, and Austelle are still cheap as well. Hope this helps.

Hey Michael, there is actually a category on the MLS called "DOM" (Days on Market). This tells you how long a house sold after it was listed. To get an idea of how long it would take to sell a particular property, look up comparable properties in that area and just take an average of the DOM for the comps. If you don't have access to MLS, it wouldn't hurt to talk with a local agent. They should be able to help you out.

Hey @Daniel Ramirez, so the points are usually based on the actual loan amount. So in your example, if the ARV is 200k but the amount actually lent to you is 100k then you would pay the 4.5 points based on the 100k or $4.5k. Hope this helps.

Your real estate license will be very helpful for becoming a successful investor. Not only do you save thousands of dollars a year by listing your own properties and not having to pay another agent commission, but you can also gain access to tools like the MLS services, which I have found to be a great resource for searching/analyzing deals in your market. As far as a good transition job goes, I think working with a General Contractor or Builder in some degree will help to expand your rehabbing knowledge and get a feel for how to estimate the renovation cost of investment properties on down the road.
