@Hilary Karaman Let me see if I'm hearing you right. Buy a rental property that needs a little work, fix it up and then take out a HELOC to get my equity out and move onto the next one?

Looks great. Did you do any of the work yourself or did you contract all the work out? What is the next step you will take? I am a 23 year-old prospective real estate investor. I'm very eager to get into the game but I'm hesitant to buy my first rehab/investment property. I have roughly $110,000 in cash to mess around with, what would you recommend my best course of action is. Like you @Rafael Floresta , I am from Jersey.

Hey all,
I am looking to invest in real estate as soon as possible. Unfortunately I live in NJ where real estate is very high priced. With that said, I am willing to branch out to areas of NY and PA in search of some deals that provide me with positive cash flow. I've been told about areas of Philly where they have tax free areas for the next 9-10 years, so that is something I may look into.
Quite simply, if you were in my position what would you do?
