@Tatiana GershanovichTheir website advertises 100% financing in special situations. My understanding is the HML would finance up to a certain LTV of the ARV, say 70%. So if I were to get a property undervalue and include a rehab budget that met that 70% or under I would essentially be able to acquire, rehab and sale the property without using any of my own cash. Is this realistic or is this perfect world?

I'm a newbie and this is great motivation for myself. Can you shed some light on the wholesale aspect of this transaction. Does the wholesaler assign you the contract after he's negotiated with the bank and once you close on your deal he/she is paid?

Hello,
My name is Kyle McCullers I am an underwriter of a local credit union and I've been in the mortgage industry for the last 10 years. Real estate investing has been a passion of mine since I was 16 and I got into the mortgage business to learn more about it. It wasn't until recently someone asked me what has been holding me back from getting into it and made me realize nothing was but myself. So I stumbled up one of the blog posts which lead me here. So I looking to establish working relationships within my area and expanding my network of real estate agents, and contractors. I am looking into buying, rehab and selling. Thank you.
