Anything will cash-flow with a cash purchase or large enough down payment. Frisco and Plano are the hot topic of the day. Positive cash-flow may be harder to get but they should do well for appreciation. I like Far North Fort Worth and Keller. The dollar will go farther and they have the same growth with companies moving to North Tarrant county. It just doesn't hit the news as much.

I have several attorneys that I use. Each for their own reason. What is it you specifically need an attorney for? If you need a lease the Texas Board of Realtors has that piece covered.

check out AirDND. There is a lot more involved for an AirBNB manager than a traditional rental. Don't forget you will now be paying the utilities, furnishing lawncare etc.

If you want to be passive why work soo hard to learn to wholesale? Wholesalers in my market spend lots of time and money to find just one deal. I would rather buy the deal from them. It reduces my cost and uncertainty.

I am always amazed at how investor justify not increasing the rent.

1) afraid the tenant will move and they will have a vacancy / it will cost money to make ready -

tenant doesn't ever move because it cost money to move and the new place will cost more anyway.

2) they feel sorry for the poor tenant - this isn't a charity. it is a business

3) they don't know the market rate - that is their bad for not being a good investor / manager

4) they have a lazy manager - the world is full of lazy managers

Everyone has opinions on paint brands and quality. Don't get the cheapest but most importantly don't over think it. Whatever paint you use try and use the same going forward. I have been using Behr brand from Home Depot because I have a large credit line (that gives me free gas). But mostly because my crews can get everything else for the house there also. It keeps my guys working longer and on the road hunting items less.

Paint color:

satin, silver bullet for the walls 

flat white ceiling

semi-gloss white doors and trim

This make the house really pop out from the neighbors.

Flooring- get vinyl plank throughout. You will almost never have to replace it once it is installed

Look at Marshall Reddick. They are based in CA and help people locate rentals out of state. Texas is a great market. It's landlord friendly and has strong/diverse economy. I cannot speak for the other state.

Tell him to pay you lot rent or else he can sell it to you for $1.

You have a great story. Personally I like single family properties. Multifamily are harder to find. The tenants are more transient. Maintenance is more often. When you go sell your multifamily later on the buyer will be an investor and he/she will want a deal. If you sell a single family the buyer may be looking for their future home and pay more due to emotions.
