In another scenario that I personally experienced, a property caught fire and damaged neighboring properties, including mine. The owner’s $500k liability coverage wouldn’t have been adequate to address all the damages.

An umbrella policy, often costing just a few hundred dollars, can provide an extra layer of protection and peace of mind by covering liabilities beyond your primary policy limits. It’s a worthwhile investment to safeguard both your assets and your financial future.

 If someone dies in a property 500k won't look like a high limit anymore. Another scenerio that effected me once was when a property caught on fire and damaged my property next door and others. $500k would not have covered that owners liability in the situation.

@Max Suarez I think there needs to be more clarification on why you want to do this. I'm sure you have some specific reasoning and that may help direct you to the answer.

@Avi Zarbavel your tenant needs to apply for section 8. 

Here in Dallas Fort Worth section 8 pays market rent. They do not pay a premium. Sometimes people think they will based on the calculation on the voucher. HUD uses rental comps when approving the lease amount.

@Jacob Joseph just start. Make sure it is clear you're a interested in buying their house ASAP with your phone number very easy to see. Go Printing dot com has been my vendor of choice.

@Logan M. you are correct. I was soo nuervous to ever leave town for years. Once I build an amazing team, it became easy to leave. In fact, every time I leave town I come back to a larger business.

Side note, I leave for a month in Europe. I'll take a cell phone but no computer.

@Dawn Birch why call people that specifically placed themselves on the DNC? 

There are so many other people to call that are ready to do business with you. And you won't get fined for calling them.

You don't need the actual receipt for the smoke alarms. Your manager documented everything in your statement.

@Jonathan Krauser I have been through a similiar situation. The reviews are tied to the agent because he or she is the person that provided the service. The agent will need to close the property down in their software and your friend will need to create a new listings.

@Julie L.  I don't know what state your property is in but I'm sure insurance is similar nationwide. I'm sure you already have a landlord policy for your rental property. It would include liability coverage. Personally I think everyone should have an umbrella policy also. My insurance guy is @Cameron Moore. He is on BP from time to time.
