Using the BRRRR method, you can actively increase the property's value, which is then reflected in a new appraisal when you refinance. In contrast, if you buy a rental-ready property with a 30% down payment, you miss the opportunity to create equity.

It seems you're already offering property management services at your firm. I strongly recommend joining NARPM to connect with key industry vendors. There are numerous platforms available, each with its advantages and disadvantages. We use Appfolio to manage over 1,000 single-family long-term rental homes in Texas, but your needs might differ. Don't forget to consider API integrations, as many vendors offer solutions that can help streamline your operations. For example, we also use Leadsimple. You might also want to explore Rentvine and Buildium, in addition to Appfolio.

The easiest way to obtain a list of foreclosures is through a title company. Title companies often have a business development person that goes after real estate investors, offering foreclosure lists as an incentive. You can also get the lists at the county courthouse.

If you choose to go down the lease option route be sure to hire an attorney that understand the very specific requirements need to be followed.
Several years ago, Texas revised its lease option laws in response to widespread misuse by landlords who collected substantial option fees from tenants unlikely to afford the purchase, only to evict them shortly thereafter.

@Ashlee Fake I'm not sure there is a "best" way. My team has had great success in everything from MLS, wholesalers and direct purchases. You can be successful with each source.

I have bought recently plenty of deals in the MLS that hit the 1% rule some investors target.

The wholesaler route can get you some below market deals but, man you have to watch those wholesalers. A very small percent really know their numbers and are honest. 

I'm working in the North Texas area so NJ may be different.

@David Freed congrats o nthe move. Bot hat good areas. I suspect Carrollton will be more attractive to you. Richardson should be more affordable. Finding a duplex will be a big challange. Dallas Fort Worth metroplex does not have as many small plex properties as other parts of the country. Reach out to @Joe Funari.
