Nice work! tell me how do you buy your land? Buy that I mean at what percentage do you like to buy your land in relation to the buildout value.

Hi Ryan,

Here are a couple of free ways to find pre-foreclosures. Search Zillow.com for properties in your area and use the pre-foreclosure filter. Zillow will pull up a map and to can check out each one in relation to your area. You can also go to Auction.com and search properties that have not yet gone to auction. Another way though this method can be very time consuming is to check your local county legal publication. They list the notices of foreclosures there. You can also check your local foreclosure attorneys. They list foreclosure each month.

If you want you use premium services try foreclosure.com. I use realeflow.com. It had a suite where you can search pre-foreclosure with some very useful filters to hone down good properties. A great time saver.

Hi Jason

What works for me is find  the big real estate companies who have the ability to buy several deals. Set up meeting with them and ask them what they are looking for and find them deals. There are so many advantages to this approach. One of the is that to get close fast with them and you don't have to worry about them not performing. Also they usually don't care how much you make is a deal so you can make as much as you want.
