Just curious if anyone who has setup a glamping site has gotten their property appraised after? 

Clearly, adding a well or septic would increase its value. 

I'm just not sure if the structure would count as real estate. 

I imagine a dome would, and maybe the deck on which a tent sits, but I doubt a tent would.

@Toni Escuder I like the way you are thinking; most of the house already has a sage green paint. But I do think it would look much better with T&G or Shiplap on the ceilings, and replacing the trim with matching wood.

As for his complaint about the taxes: I have construction / renovation projects going on to incur "losses" which more than deduct from all W2 and 1099 income. I will pay no taxes on the commission. In consideration of that, and the fact that you mentioned (". . . there are brokerage firms that don't take a huge split . . ."), it makes plenty of sense to me. 

What is more -- I will be paying 5 percent down on a Homestyle loan. So, I may net positive for purchasing this place.

@Steve Vaughan Do you not see how ridiculous it is for me to pay a 3 percent commission to an agent who in no way helped secure the deal? The value I bring -- I'm sparing him the need to list the place and struggle to find a buyer. 

Get over yourself.

Regardless, if you read any of the above, we are now leaning towards the buyer going “unrepresented”; the buyers agent in such a case gets the full 6 percent, as there is clearly a conflict of interest if I claim to represent the sellers interest.

It can be done – so, no sense in whining about it.

@Greg H. Well, NC also permits dual agency. My question is whether there is a way to get the full 6% commission for an off-market deal, either if the seller goes unrepresented or if I represent us both. The latter is probably not prohibited for some of the reasons mentioned, but if the seller goes unrepresented, I wonder if I could get it then.

I am just curious to get some opinions on a "winter" theme inside of a cabin to save some money. 

A picture is below. Rather than replacing the carpet with hardwood and painting the ceiling panels to make it look more rustic, I could just paint the walls a textured white / grey and add artwork of the Smokey Mountains themed for the winter time: 

I could then stain the hardwood in the halls white much like this:

@Kevin Sobilo and @James Mc Ree : That is what I would have thought, but was getting indefinite answers from others, and so wanted to ask. 

@Bruce Lynn I guess my follow-up would be -- if I represent myself and he goes unrepresented, would I get the full 6 percent instead of 3 percent (before broker's share is deducted). 

Also, what is a good split between broker and agent? -- 30%/60%; 40%/60?; etc.? 

The reason I am asking is that the commission would really help finance furnishings. This is a 3000 square foot home.

My neighbor wants to sell me his house and I was wondering if it is possible for me to represent both of us in the transaction as a dual agent?
