Thanks everyone for verifying on that.

Suppose there is an issue with your heater.

Is it unreasonable to request that a guest use my fireplace (wood is provided) until the issue is resolved?

For some reason, they are adamantly opposed to using a fireplace.

I am at work at a solution, but what concessions are owed in your opinion if there is a backup heating solution that the guest refuses to use?

Thanks for any feedback.

Let's say that there is a tract of land you would like to own, but it has far more acreage than you need.

Would it be possible to structure the deal to sellers finance 2/3 of the land, and bank finance the remaining 1/3 by rolling it into a construction loan?

I imagine that it would be necessary to subdivide the land first; otherwise, either the bank or the seller would need to come at second position.

@Luke Carl It is under-way. I actually managed to get a ozonation filtration system installed a few days later. After they left, I still had brown water. They have ordered some "additional parts" and should finish it by the end of the week.

@Account Closed You can consult the experts. All I know is: the water was clear one day, and not the next. The last time it was tested was during my home inspection; all was good then, but is not now.

@Matt Devincenzo My thoughts as well at the time. I wonder if I should have held my ground and only granted a partial refund.

@Account Closed Yes, but seeing as the issue arose spontaneously, there was no way to predict it. If a tree falls on your driveway right after you leave, what are you supposed to do: shake your first at the sky?

I was curious what you all would do in this situation:

A guest arrives and sends pictures of water in the sinks and toilets which is colored due to excess iron levels. It was indeed a yellow-brown.

They stayed the first night, left the next morning, and demanded a full refund, and even suggested that they be "paid for the inconvenience" in spite of having had a place to stay that first night.

I know that last demand was absurd, but I do take the lack of water quality pretty seriously, and ultimately decided to give them a full refund.

Would you have done differently?

(I honestly think that a partial refund would have been justified, since they were apparently not so horrified by the place that they felt the need to go elsewhere that very night)

Thanks to all. I apparently was not certain what the distinction was between the two.

I need to either block or snooze one of my listings until a water filtration system installed, and was curious:

What is the difference between the two? Will occupancy rate be affected equally? -- I thought perhaps occupancy rates did not account for snoozed dates.

Thanks in advance.

Has anyone directly reached out to the major carriers about having a cell tower built or added onto one of their properties?

I have a mountaintop property with almost 4000 feet of elevation at its crest, and I think it would be a good idea to generate some revenue while at the same time solving my service issue.

(The property is a STR, and one of the biggest complaints I get is lack of cell service)
