Hi All,

I plan on purchasing a STR in Unincorporated Pinellas County. I have already confirmed with the county that I can rent these properties as an STR, but I need to get a permit and would have to follow specific rules. I have spoken to several property management companies and have gotten a mix of results if I should actually get a permit with the county. One of the property management companies suggested I do not get a permit as there is little to no enforcement in unincorporated parts of the county. I have spoken to others, and they have told me to get a permit. What is everyone's suggestion?

My name is Kyle Shea, and I currently reside in California. I would like to purchase a property in southeast Florida, such as Fort Lauderdale or Tampa / St. Petersburg area. I am in the process of obtaining a loan and would like to spend between $100k to $200k on a property (maybe with cash), preferably a condo in a good area that needs a little bit of work, which we will have to update, so I can plan on doing a cash-out refinance within six months. If this project goes well, I would like to do the same thing again within another six months. I have a few goals and questions if you have time to answer. 

What about year round rental cash flow? What does better Big Bear or Lake Arrowhead?
