@Melissa Wesling my thinking as well. I think there are some pockets in that area that could do well. I’m considering exploring it more. Most of that area can’t compete with PF and Gat though.

Think of it this way, which cabins will rent first during a recession year? Gat/PF could possibly be considered recession proof but there will be times where a view cabin will rent before a non view cabin and you will also be able to charge more per night for a view cabin vs a non view cabin. Both will do well but I tend to plan for the possible downturns and a cabin with a view will hold its value more and secure your future. There’s a reason view lots are priced where they are. My opinion...

So much info to absorb here. Thanks so much Jay. Yeah, I’m having a civil engineer assess my lot along with the builder to determine an order of magnitude estimate for the foundation. If it exceeds 100k I’ll be looking for another lot. The view is around a 9 out of 10.  Is pretty awesome.  
based on your comments and others, it looks like the fiberglass pools are the way to go. I’m looking at a 9x14. And thanks for the insight on the HVAC system. How much more expensive is the drinking water option?  I never even considered that. Was planning on going with a salt water system with variable speed pump.

Also, please note you can not put two or more houses on one lot anywhere in Sevierville county that I know of. Somebody correct me if I’m wrong.

Lots that are buildable are hard to come by in Gat. Always be sure and view the lot yourself. In the winter time lots are very deceiving. You may find the first 10ft of tree line past your survey will wipe out your view in the spring and summer. Sevierville will have more choices. My number one advise is don’t buy a lot without viewing it yourself first!

This is great info Ken and the drain is a great idea...Thanks so much!  I'm looking at putting in a small 9x14 pool as my pool room is only 13'-3"x22'.  It sounds like fiberglass may be the way to go.  So, if I have a tall foundation they can support the pool around the edge?  I was thinking they would have to build a structure steel support underneath.  I understand home construction but I am a complete novice regarding these indoor pool cabins.

Well, low and behold I just went under contract on a lot with a low ball offer.  Asking price was 100k and offered 80k for it.  Not sure if 80k is considered low ball enough though. LOL

I'll check it out.  I was looking for someone to take care of the furnishings for me.  I'd also like someone to work with the builder to keep the lodge feel going but yet be cost effective.  I could save thousands not going with 100% T&G.
