Hi everyone, What are some things to worry about in a sub 2 deal where one would take over the existing HELOC? What would trigger the due on sale clause and how could one protect themselves from that? Has anyone ever did sub 2 on an existing HELOC?

Can someone share with me an experience where they got seller financing when a realtor was involved. What are some possible ways to set it up so the realtor gets their commission?

Posting to see if there are any agents that have worked with M&T banked owned properties. I am in search of an agent that has experience dealing with them or has a contact they could reach out to at M&T. No agent seems to be able to help me. I am trying to pursue a property that is owned by M&T for over a year.

I own a 2 unit that has a big enough back yard to put a 2 car garage with an apartment above it 24x24". What do you think something like that would cost to build? Figuring just basic carpenter grade finishes, nothing fancy as the market doesn't call for that. What would you guess?

Hi Folks,

I have found a property in my investing area that is owned by M&T Bank. I have been unable to track down anyone with the bank to find more info. The property has been vacant for well over 2 years. It hasn't appeared on their website, there has been no activity at the property, and I can't find out what is going on. Their website doesn't give a phone number to talk to anyone. They said if it doesn't appear on the website you have to wait. I have been waiting. Has anyone had any luck with M&T Bank owned properties? I could use some help trying to find a connection to talk with someone.

What product are you using for flooring in your rental apartment units? Obviously not looking for top of line, but quality at an affordable price where I don't have to update every time a tenant moves out.

Hi folks! 

I am selling property through seller financing and the buyer would like to have the payments auto deducted from her checking account. How do I go about setting that up so she is able to auto pay me on the first of every month? 

@Ian Walsh So are you saying I shouldn't be worried that the current tenants aren't on a written lease? What happens if on the day I take ownership of the property I have them sign my lease but they refuse to sign? How do I get them out?
