If they signed a month to month with previous owner, when I take over the property can I give them 60 days notice that I won't be renewing their month to month lease or can I have them sign my own lease?
Tracy Streich So you're recommending that I ask the seller to have in writing a month to month lease structure and have the tenants sign it before I close on the property? I suppose there is no way for me to talk to the tenants and have them sign a lease before I close and make it effective the day I close? What other options do I have? What problems do you see me running into as far as not renewing their previous situation since their really isn't anything in writing.
I have a 2 unit under contract, the current owner told me tonight that the current tenants are month to month, but never signed a lease or gave security deposits. They haven't been late on any payments, but they are employees of his so if they don't pay he deducts it from their paycheck. He's also charging them a little under market rent. He says they wouldn't pass a credit check. When I take over the property on day 1. What must I do? Have them sign my own lease and collect deposit? Or do I give them notice letting them know I won't be renewing their previous deal with the previous owner. Should I worry about a problem of them not leaving since their isn't a previous lease agreement? Help me understand the process that needs to happen.

@James E. I am looking into doing this as well. I have solid credit and steady income. Were you using the LoC to pay cash for a house that was below market value and then cashout refi soon after and pay off the LoC? What kind of interest rate are you getting?

Hi Everyone,

I am soon going to be inheriting a long term tenant of 13 years. She keeps the house immaculate and wants to stay. The problem is the rent is currently $300 below market rent. As a new landlord, how do I approach the situation and let her know that the rent will need to be increased. I want to keep a good tenant, but she might not be able to afford the rent increase. My best bet is to probably give her a notice that I won't be renewing her lease, but wanted to hear input from more experienced landlords. Thoughts?

I have 11 half acre subdivision lots for sale in Cairo, GA. I am looking for a manufactured home company to partner with to help get these lots sold. Ideally, I'd like for them to place manufactured homes on the empty lots. They profit from the cost of the mobile home sale and I profit from the sale of land. Does anyone know of any manufactured home companies in the area that would be interested? Or any mobile home manufacturer anywhere that would be interested?

I am looking to connect with a realtor located near Cairo, GA. I have 11 subdivision lots that I need to sell. They are all 1/2 acre lots in an upscale mobile home subdivision. Any realtors in the forums that can help me out? I am located in Pennsylvania.

I am selling 11, half acre, high class, subdivision lots for multi-sectional manufactured homes in Cairo, GA. Ideal location - close to school & hospital - 30 minutes to Tallahassee, FL. The lots are for all new multi-sectional homes with shingle roofs and brick underpinning. Excellent covenants & restrictions to protect the property value. Subdivision address is "112 Applewood St. Cairo, GA" if you would like to Google Street view the land.

The lots have everything as far as infrastructure. I would consider these nicer than your typical mobile homes. This is a nice, clean, well taken care of community. Here is an image of the type of home that would go on the lot. In the past the lots were selling for $20k. Do you have connections with a realtor in the Cairo area? We have about 10 lots left to sell. My partner is getting up in age and is putting me in charge of getting the lots sold. Trying to navigate my way through it from up here in Pennsylvania.

Is anyone on here investing in Thomasville, GA or the surrounding area? I am looking to learn more about the rental market and would like to connect with other investors, agents, etc.
