Hey everyone, I’m 19, new to real estate, and already licensed as an agent here in Utah. My big-picture goal is to build wealth through investing and eventually own my own brokerage. I’m curious — for those of you who started young, what was your very first investment move? Did you house hack, buy a duplex, partner with someone, or do something different? I’d love to hear what worked (and what didn’t) so I can learn from your experiences.

I’m based in South Jordan, Utah and I’m constantly studying the local market for clients. If anyone here is investing in Utah or considering it, I’d be happy to share market data, neighborhood trends, or boots-on-the-ground insights. Just let me know what you’re looking for.

Hey everyone, I just came across a program here in Utah offering a 3.99% mortgage rate on new homes. It seems like a pretty rare opportunity given current rates, and I’m curious how this compares to what’s happening in other markets.

Has anyone worked with similar builder incentives before? I’d love to hear thoughts on:

  • How these kinds of programs impact first-time buyers.
  • Whether they make sense for investors.
  • How long these deals usually stick around.

It seems like a great chance for buyers, but I’d love to get other perspectives.
