Hi, I'm looking to do a cash-out refi for an investment property that I own outright. I fit Fannie and Freddie's underwriting standards so I would like to pursue a conventional loan. My local banks can't do the loan because the property is in another state. When I call national mortgage companies they don't seem to have any experiences working with investor situations. Anyone worked with similar situations like this and found good lenders to work with? Appreciate your inputs!

@Renea Steward thanks for the welcome, any idea on where you plan to purchase your rental?

@Manly Souza one of the hardest part is taking the first step. then fast forward a few years and you are thankful that you made the move. and if you are not... wait  a few more years and you will be.

Thanks for the welcome @Rochelle Ray! Hawaii does move at a different pace than the mainland (real estate too to some extend). And people from Hawaii love Vegas!!

Aloha @Michael Borger! Thanks for the welcome. I never seriously looked into flipping but I've heard comments that its getting really difficult to find deals due to high number of cash investors. Is that true in your experience?

@Scott England Pardon my ignorance, but what are 'mid market properties'?

@Upen Patel & @Denise Dresbach Thanks for the welcome!

@Scott England Sure, I bought in Las Vegas. Cap rates are generally higher on the mainland compared to Hawaii. Also from a diversification stand point it was time for me to gain some exposure to other economies. How are the markets in Oklahoma? How much has the falling oil prices impact the residential market?
