Any Realtors Flipping Lease Options In Maryland?

I am trying to find an Agent in Maryland that are doing lease options.

I want to know what contracts they are using.

I will be the agent. If I do lease options that are not listed, would I still have to split my commission I charge the buyer up front?

I know how the backend works.

Would I have to split a commission with your broker if you are doing lease options as an Agent on the Properties that not listed?
