Thank you for the information @Steve Wilcox . Yes I went to the area and drove around. The area is in New Jersey. For me I guess there is so much potential even it is in C neighborhood. Good for buy and hold. 

@Brian P and Adam Kent thank you for your advice. First time to do investing in real estate. I am really looking for a mentor. I listen to podcast and study about investing but doing this for the first time is a little bit scary. lol. Especially buying a house that needs a lot of work. I own MFH but when I bought it it's fully renovated. I wish I could be one of you guys who are really successful in investing. More success to you!

Hi Omar thanks for your response. The property is in New Jersey. The market value around the area is around $70 thou but as i have said there is a lot of work to be done. I am analyzing too much I guess. I will try to make an offer. will see.

I am a new to real estate investing. I found  2 family house being sold as is by a wholesaler.The house needs a lot of work. They are selling it for less than $30,000. How low can I make an offer to this property? Your answer would be greatly appreciated. Thank you.
