Welcome  @Cathy Patch The market is moving extremely fast here right now but I think anyone can find a deal if they try hard enough. Good luck! I have a lot of connections here in Grand Junction but don't know much about Montrose. I listen to podcasts in my car continuously just cue it up before I take off and learn, learn, learn.

Property Services is a great property management company (from the investor side of things). I am sure they would send you any information they have on available properties. Renting from out of state though some of it is just good homework.

Your state like mine does not require any state based licensing for inspectors. We run an inspection company and in order to be satisfied that we were doing a competent inspection we took a training course, got insured, and my husband and step dad(my inspectors) have a construction background. That being said I know of some inspectors in the area that grabbed a flashlight and got some business cards printed and are on the go. So if it bugs you to pay the fee on each property and you have a comfort level with that kind of work take a training and have at it. I had my step dad inspect my flip and my personal home + a few more I didn't buy before he was a  trained inspector. When I realized he was catching everything the inspectors did I decided to open our company. As a business owner I will tell you always get an inspection, as an investor I will tell you your contractor should be able to tell you almost as much.

Glad to be here Jon, Thank you. Well I am hoping the price range will increase over time but right now I am primarily looking at houses around the $100,000 mark. The one I just purchased was $78,000. I thought being cautious in the early stages was probably a good plan.

Hi Everyone,

Just got started investing in real estate this year looking forward to many more years and many more experiences. My background is in finance and logistics everything from purchasing to payroll to organizational management. I love the site, every time I visit I spend at least an hour reading. Everyone is very supportive, upfront and frank which I love.

So far I have purchased my primary residence and am halfway through a flip. I will probably be focusing on flips with maybe a rental or two thrown in. I am not set on the rental market as a 2 AM toilet broken phone call or a month or two empty rental does not really appeal to me but I do recognize that it is a good long term investment so I might be tempted.

Looking to gain KNOWLEDGE wherever it comes from.

Looking forward to getting to know the BiggerPockets community better.
