Depends on what kind of auction it is. Most require cashiers checks as proof of funds. In the past I brought cashiers checks for various amounts. Some auctions require a refundable deposit to get into the auctions.  Most courthouse auctions are all cash (cashier's checks).  They usually don't require deposit but you will have to show you have the funds in an envelope before bidding.

Don't get swept up in the bidding. Know your exact top price going in and don't buy if it goes above that top price you are willing to pay. You should know your numbers and what works.  

There will likely be other investors there.  Usually f it doesn't sell it goes back to the bank. Again, depending on the type of auction and state.  Good luck!

@J. Martin - I haven't had the pleasure of hanging out with either @Shane Pearlman or Peter Chester.  As far as round two of your design challenge, I cannot see the designs. They want me to login.  Hmmmm.  Good luck though.

Friends and family may be the only place to find a no money down loan. Be careful. Do your homework and double check all of your numbers backward and forward and use the tools Bigger Pockets provide.

@William Huston - Check with your Broker. They may have design specifications they require or personal branding restrictions. 

Also, most areas have local advertising restrictions. I know in my area our signs can only be a certain size. Your local Board of Realtors will have all the answers regarding sign restrictions and local ordinances you need to comply with.

Oh, and I love the aluminum signs. The signs made with the plastic core tend to warm and fade in the sun over time.

@Rich Hupper What state? Massachusetts? You can call the local tax collector and they will likely tell you where the tax bill is being mailed.

Work your network hard. Build a database of all of your contacts in life and reach out to them and let them know you are a licensed agent. Then market to them and ask for referrals from them. Think of your new job as a marketer in the real estate space. 

Also, as a side note, learn those real estate contracts and forms. Always remember, when in doubt....disclose. It will keep you out of trouble. 

When I first started I called, emailed, had lunch with, and networked as hard as I could. Then in the evenings I studied the contracts and forms. It was a great way to be ready when the first deal came through.
