Hello,

I have a rental house in Brooklyn Park, Maryland in Anne Arundel County.

I am getting a lot of calls from prospective tenants that have a voucher. I usually don't prefer them as I'd rather deal with a "regular paying" tenant. But one case has caught my attention. This tenant gets $1490 for her rent in voucher and she has been in the same house for 9 years, the reason why she is moving out is because the neighborhood has gone much worse for her and her daughter (she lives in Brooklyn currently) and I have verified that easily. 

My asking rental price is $1300. Where she is at now is a 3 bedroom place and I have a 2 bedroom house. If I choose to go forward with her, can I ask for $1490 from the government or will they pay me less automatically because I have a 2 bedroom house as compared to her 3 bedroom house right now? Are their yearly inspection tough to pass in Anne Arundel County? I have a "Lead-Free" Certified house.

Is there any way to have an inspection done from the county BEFORE I decide to go with a voucher tenant?

Hello,

I have a rental property, thanks to Bigger Pockets and its members, and it currently rented out. Lately, I've been receiving letters from wholesalers at my primary residence that they'll buy my house for cash. I know the front yard is messed up as its winters and I had a lot of weed issue this year (which looked like grass in summer) and it's all yellow now. I know my lawn needs reseeding for sure. But is this the only reason?

I plan on fixing the yard in spring/summer but can that be the reason when who lasers are driving for dollars they're look at my property as a distressed one? My tenants are communicating with me in general and I'd like to discuss the lawn care as it's clearly written in the lease and I'm not sure what my next step should be. Do i threaten them or take any action on this issue? The wife is always working, the boyfriend who is also on the lease never responds my call/voicemail. The property is in good shape from the inside, they rarely call me for anything and they always pay on time. I'm thinking when and if they sign next lease, I'm going to bump up the rent slightly and I'm going to get the grass cut from a company. My yard really does look horrible right now :(

Wow. I am going to get Cozy as well; however, I do have a question though. In my case, the tenants will be 3 housemates who want to pay their rent from their own accounts separately. I don't want to accept partial payments as that's a big no no. I'm still sort of a newbie when it comes to being a landlord. Does Cozy process the payments if the amount is less than the asking amount? Does cozy give an option to multiples users to pay for one property and processes the payment once it reaches asking rent amount? Just figuring out my options as the tenants are okay to pay the fees but they don't want to go to my bank or mail me a check. 

I'm meeting with them tomorrow and going to tell them if 2 housemates can pay the third one and he can just pay me in one shot. If it is going to be a dealbreaker for them, I want to have a backup option.

Good morning and Happy Saturday.

Can I ask if anybody knows maximum number of unrelated people can legally live in one house in Howard County, Maryland? I have a big townhome rental and want to make it clear to prospective tenants in the lease. I looked up online and couldn't find anything concrete.

Also because this is my first rental in Howard County, can I request if there's anything else I need to be aware of that others learnt the hard way?

Hello,

I am purchasing a house located in Harford County in Maryland as a primary residence. The house is 14 years old and it still has original smoke detectors. The funny part (not really actually) is that the house has gas cooktop, fireplace, gas water heater, gas forced air heating and has NO carbon monoxide detectors. 

Should my agent force the listing agent to have all the detectors replaced or reduce the price of the house based on the cost of detectors? I googled this topic but I can't find any concrete answers. Montgomery County forces a document that a buyer has to sign that states regarding the house having more than 10 year old smoke detectors. In general all houses have to be updated in 2018. Can the transaction occur with old detectors? I was thinking of simply asking the seller to cover the parts expenses at least.
