Post: Finding passive income groups

Hello all,

Hoping to find some insight on where or how to find groups that invest in large projects and raise capital via individuals. In my opinion, they seem to have the same level of passive income as REITs but better returns. As an example, a group buying an apartment complex or strip mall and selling out percentage ownership for cash? What is your opinion on these ventures? I've just started my research on these and any help would be greatly appreciated. Thank you.

Hi, I'm in the process of closing on 2 duplexes and the seller is offering a $500/duplex for warranty. What are some of the companies to consider that you've had experience with? The credit is strictly for buying warranty and cannot be used for anything else so I'm looking for recommendations on home warranty companies that cover duplexes that are better than others. Thanks in advance.

Hi Guys, I am closing on a multi family property in Fort Worth shortly and just found out that the tenants in place are section 8. Do I have to do something special or different than if they were regular tenants? How do I get the government to start sending the rent checks to me going forward? Anything else I should know about. Hi, I bought my first rental property and I am very new to the landlording scene so I'm hoping someone can help me with a conundrum I'm in right now. Since I was a little late getting in the property, I missed the summer peak and there is not a lot of people looking for a rental property now that school has already started. A beautiful family of 2 adults and 3 kids recently liked my house and are willing to rent it out. They told me upfront that they had poor credit due to medical bills and the husband had a felony charge back in 2009. I ran their credit and the same came up, however, no evictions and good job history. They lived in an apartment complex before who did not give out any information when I called them and they are currently living with family and are looking for a bigger place of their own. It all looks good but I'm not sure if I am falling for a sob story. What are somethings I should look for or do to make sure they really are trying to rebuild their life and not showing me a rosy picture. They do claim they are making all the payments on time and trying to build their credit back up so they can buy a house some day.

Hi, so I just bought my first rental property, in Texas a communal property state, under my name alone. This property does not have my wife on the title. Now that we have found renters, it is time to sign the lease and my agent suggested making my wife the landlord and me as the property manager on the lease so it makes dealing with the tenants a little easier. Would this lease be binding with her listed as the landlord even though she isnt on the title of the property?
